NewLife Villas offers a carefree management solution in which we take over the operations and marketing aspects of your villa with full transparency, aiming to maximise income for the owner.
Our mixed Indonesian/Western team has more than 30 years experience in the travel industry from which 15 years in Bali. We are continuously working on keeping our company up to date by listening and working together with our younger generation team members. We control the management, reservations and marketing from our main office in Bali. Each of our specialised departments are responsible for specific tasks within NewLife Villas.
We respond quickly to the changes in the demand for tourist accommodation and for that reason we gain high occupancy rates. As the trend is that most tourists book their accommodation online, we focus solely on online travel agents. Our reservations and sales team are working 7 days a week to realise the most possible bookings. We have an average occupancy rate (over the last 6 months) of 72% with the lowest rate being 50% and the highest 98%.
The management of NewLife Villas has a “western” way of thinking and working. This is reflected in a straightforward and well structured organisation with an open administration. One of our core values is to communicate clearly and give full insight in the income and costs towards the owner. At this moment NewLife Villas is managing 15 villas and this number is growing continuously. We will provide you with a monthly report which will give you full insight in our operation.
The moment we start managing a villa, our marketing team will visit the villa, in order to experience the current appearance of the accommodation. They will analyse the villa and propose recommendations, in order to create the villa’s identity for marketing purpose, We aim to create and enhance the unique selling points for every individual villa in order to maximise the occupancy, profit and guest experience.
NewLife Villas handles a fixed management community fee which covers the non-occupation based departments (Human resources/ Operational management/ Administration) to secure the operational part of our management. If the villa has a 0% occupation during a time period, for example due to the owner’s stay, the duties for these departments will still continue.
NewLife Villas deducts a percentage from the published rental price to cover selling costs for the online agents, credit card payments and the activities of the occupation based departments (Marketing/ Reservations/ Guest relations).

We have recently bought a motorbike that guests in the villa can rent from the company. The motorbike is completely insured and guest have to sign an agreement before taking it away to explore the island!
