NewLife Villas acts as an agent for the property owner of accommodation featured on our website. Your booking is with NewLife Villas. This contract incorporates all the conditions below.BOOKING
The paying of the full amount confirms the acceptance of the terms and conditions set out below and shall be binding on the persons intending to occupy the premises whether or not such persons have signed the booking form. When a 50% deposit is paid prior to 60 days before arrival the residual amount should be paid prior to 60 days before arrival.RATES
All rates for Villas published on this website are quoted in Euro (€) as a daily rate and including local and government taxes.
Rates for each villa reflect the maximum occupancy.
Your rental comes with the facilities listed on the relevant web page.
Rates include normal use of water, cost of gas and electricity, housekeeping services of the villa (including clean sheets and towels), and swim pool maintenance.
Rates do not include excessive use of electricity, baggage handling, gratuities, telephone, fax & telegram charges, car rental, food, soft drinks/ liquor, personal items & expenses and any excessive cleaning required upon departure.
Additional services such as those of nannie, butlers , cooks and/or drivers can be booked extra with the booking.
The cancellation fees are as follows:
• When the cancellation occurs within 60 days prior to arrival, or later the total amount will be charged. No refund can be issued.
Once you have paid your balance a booking confirmation voucher will be issued. You should bring this voucher when checking in at the villa. Your booking voucher confirms which villa you booked, for how long and what facilities will be included in the rental fee. Please study this voucher once you receive it to check that all the details are correct. If you have any questions please contact our reservations department.CHECKING IN & OUT
General check-in time is after 15 noon, and general checkout time is prior to 12 noon, unless otherwise agreed. Account will be taken where possible of flight arrival/departure times etc.SELF CATERING ACCOMMODATION
All of our villas are self-catering accommodation. In general, items such as toilet rolls, cleaning items, detergents, etc. are not included in the rental price (unless otherwise stated).STANDARD OF ACCOMMODATION
We believe we have represented all the properties that appear on the web site accurately. The properties available for rent are not graded in the conventional way. However, they are all of a high standard of cleanliness, comfort and furnishing. Some details may be different from other countries but are in keeping with local traditions (e.g.: hard floors). However, we cannot be held responsible for any changes made by the owner since our last visit and which we are not aware of.
Some of the properties are in the middle of a Balinese community therefore there may be some animals like chickens and dogs.
On arrival guests will be asked for their passports or identity cards, so that the owner can register guests in accordance with regulations.
The capacity of each property has been decided by the owner according to the size of the villa and facilities at the property. The maximum number of guests is stated on each web page, if you are unsure for any reason, please check on booking. We would ask customers to state clearly when booking the final number of all guests who will be arriving. If the number of guests exceeds the maximum capacity, this has to be agreed on booking and any changes have to be advised prior to arrival. We reserve the right to refuse extra guests if the number exceeds the maximum capacity of any given property after a booking has been made. No additional guests may be added after booking unless we have been advised in advance and have agreed it with the owner. If extra guests arrive at the property on or after the arrival date unexpectedly, the owner is within his rights to turn the guests away or make an additional charge. Tents, camper vans or any other form of camping are strictly forbidden at any of the properties.
Though it is unlikely that NewLife Villas will have to make any changes to confirmed arrangements, it does occasionally happen, and we will advise you at the earliest possible date. If, for any reason beyond our control, we are unable to provide you with the Villa, NewLife Villas shall reserve the right to cancel the reservation. For example, but not inclusive, if the property is damaged or rendered unusable NewLife Villas will endeavor to locate an alternative property for the period required but no guarantee is given that this can be done. However, if this is not possible, or you do not wish to be transferred, NewLife Villas will cancel the booking and refund in full, less any bank transfer charges, the amount paid to NewLife Villas. NewLife villas shall not be liable for any further obligations or claims by the client.INSURANCE
NewLife Villas recommends a comprehensive travel insurance ( including cancellation, flight delays, loss and damage to baggage and other property) and health insurance (including evacuation and repatriation coverage). NewLife Villas is held harmless by you and your party against all claims including any accidents related to the use of the Villa facilities or locally procured third party services such as, but not limited to, watercraft, water sports, jeep or motorbike rental.
NewLife Villas shall not be responsible for any delay, additional expense or inconvenience caused directly or indirectly by events outside NewLife Villas control such as civil disturbances, fires, floods, severe weather, Acts of God, acts of Government etc.
By acceptance of this contract it is assumed by NewLife Villas that this requirement has and will be complied with in full.
Under no circumstances shall NewLife Villas be held responsible for any loss, expense, damage, claim or injury either directly or indirectly, consequential or otherwise whatsoever, however caused or incurred, whether arising in contract or otherwise in law or equity as a result of rendering of the services or accommodation as described or substituted and including, without restricting the generality of the foregoing as a result of any delay(s), substitution(s), rescheduling(s), or change(s) in the provision of services or land accommodation by NewLife Villas or by reason military action, revolution or “acts of God”, or by any agents, employees, subcontractors, servants or third parties whatsoever supplying any of the services or accommodations herein or as substituted. If any accommodations and/or services are substituted, NewLife Villas at all times will act in good faith and use its best efforts to substitute with accommodations and/or services or a type comparable to those originally contracted. NewLife Villas at their sole and unfettered discretion reserve the right to refuse or discontinue service to any person(s) and/or to second any contract for accommodations or guests services.COMPLAINTS
If you, during your stay, in the private villa encounter any challenge, problem or considers that he/she has cause for complaint concerning a property, the matter should first be taken up with the villa manager. If a satisfactory solution cannot be found, the client should then report to the bookings agent. After a settlement and solution is accepted, there are no options to re-open the case again in a later stage. No liability shall arise beyond the refund of the monies paid. The agency will not honor complaints from a client upon departure or after return home when it is no longer possible to investigate the complaint effectively.CONDUCT & BEHAVIOUR
The person booking with NewLife Villas the contract is responsible for the correct and appropriate behaviour of the guests staying at the Villa. Should any member of the party not behave in such a manner, NewLife Villas's local representative may at their absolute discretion ask the offending guest or guests to vacate the Villa forthwith.RESPECT FOR OWNERS PROPERTY
The owner should be advised of any breakages immediately. Please do not take away any items from the property at the end of your stay, they do not belong to you. Any items missing will be considered as theft. Please treat your accommodation / owners / fixtures and fittings with respect. Any illicit damage will be charged for. If guest's behaviour is found to be unacceptable, owners have the right to terminate the rental immediatley, no refund will be due. Guests are kindly asked to abide by any rules and regulations set out by the property. Rules and regulations are set out for everyone and help with the management and running of a property. Please kindly abide by them and please be considerate of others.DUE CARE AND SUPERVISON
As part of this agreement Guests are required to take due care when residing at the villa and especially children playing in the gardens; near the entrance from the main road; near or in the pool, on the beach, including the sea. Furthermore Guests are reminded not to enter the Villa wet, as the floors can be slippery. Injury, damage or injury arising shall not be the responsibility of Houses of Asia in any way whatsoever.VALUABLES
Any valuables left at the property are left at one's own risk. Neither NewLife Villas nor the owners nor the staff is responsible for their loss or damage.DOCUMENTATION
All passports, visas and health certificate requirements are the clients' responsibility. The owners and their agents accept no responsibility for any delay or expense incurred through any irregularity in such documents.DATA PROTECTION
In order to complete your booking we require some personal details from you. We will only use this information in order to complete your booking and undertake to keep personal details confidential.
